About the Team
The Cox Team has been helping clients reach their real estate dreams for over 35 years. Well developed skills across the team make what is commonly one of the most stressful processes in life both achievable and fun. These skills are borne out of years of experience, local market expertise and a phenomenal reputation in the industry.
What the team brings is genuinely different by design. Pat built her career in corporate relocation, which means she has handled transactions where deadlines are fixed and mistakes are expensive. Kevin spent years in corporate sales before real estate, and it shows in how he handles pressure and how he listens. Shiloh came out of Apple and a Business Economics degree from UCLA, and he brings an analytical edge to negotiation and marketing that most agents in this market do not have.
Ninety percent of their clients come back or send someone they love. People do that when they feel they were told the truth, fought for, and not forgotten after the keys changed hands.

"Shiloh is what I would expect is the bar others would seek to achieve in order to be the consummate real estate professional. He takes ownership in guiding the process and working out kinks — I believe he did more work than anyone else."

Buying & Selling in the East Bay
What You Need to Know
The Market
A More Balanced East Bay
After years of frantic bidding wars and minimal inventory, the East Bay is settling into a more measured rhythm. Danville's median home price has risen approximately 8% year-over-year to near $1.9 million, while Alamo continues to anchor the luxury segment at $2.5 million and above. Inventory is growing and days on market have stretched modestly, giving both buyers and sellers more room to act strategically. For sellers, that means presentation matters more than ever. For buyers, it means opportunity if you move decisively when the right home appears.
Selling
Getting Top Dollar for Your Home
In the East Bay's luxury market, condition is price. Homes that arrive staged, pre-inspected, and move-in ready consistently outperform comparable properties that don't. Strategic pre-sale investments in fresh paint, landscaping, kitchen and bath updates, and decluttering routinely return multiples of their cost at closing. The Cox Team works with a trusted network of local contractors to help sellers prepare their homes efficiently and on budget, identifying the improvements that move the needle and skipping the ones that won't.
Buying
Finding the Right Home in a Competitive Market
More inventory means more options, but the best homes in Danville, Alamo, Diablo, and San Ramon still attract serious competition. Buyers who succeed arrive ready: financing locked, priorities clear, and an agent who knows the micro-market well enough to spot value before it becomes obvious. The Cox Team's 35+ years of local history means we know the neighborhoods, the builders, the nuances, and often the sellers. That depth of knowledge translates directly into better decisions and stronger negotiating positions for our clients.
The San Ramon Valley
Why Families Choose This Corner of the Bay Area
The communities served by The Cox Team share something rare in California: outstanding public schools, low crime, and a genuine sense of place that holds its value through every market cycle. The San Ramon Valley Unified School District ranks among the strongest in the state and is the single most cited reason families relocate here from San Francisco, the South Bay, and beyond. But each community has its own character. Danville offers a walkable downtown, civic events, and a broad mix of housing. Alamo anchors the luxury end with estate properties, large lots, and views toward Mount Diablo. San Ramon draws corporate relocations from Bishop Ranch, one of Northern California's largest office campuses. Knowing which community fits a buyer's life is part of what experience provides.
